What is a relocation agency?
A relocation agency can be a great help for tenants who are moving to a new country These agencies represent tenants in securing a rental property before or on arrival, making the transition to a new place much smoother. With their expertise and knowledge of the local rental market, a relocation agency can help tenants find the perfect home in their new country.
Does a relocation agency need to be licensed?
Yes. Australia has very strict regulations when it comes to the property market. A relocation agency is also known as a tenant agency and must hold a real estate license. For context, you must hold a real estate license to represent a seller, landlord, buyer and tenant in Australia. This is a little-known fact, and is an important part of your due diligence when looking into whether an agency is legitimate and a good fit for you or not.
When should we start the process?
We have limited allocations per month and these tend to fill quickly. On average, our clients book us 4-6 months in advance, and we encourage clients to engage us as soon as they have decided this is the path they want to take: firstly, to ensure they secure an allocation with us, and also to provide adequate time to allow for a smooth and stress free (as much as possible) process.
How long does it take to secure a rental?
We suggest allowing at least 4 weeks for the active part of the process as
there are many variables at play, but with the outlook of securing a property within 2-3 weeks once we start viewing and applying for properties.
Do you offer unlimited viewings?
No, we don't offer unlimited viewings. We will view up to 6 properties on your behalf and have never had to view more than this for any client. We are really good at what we do, and have a quality over quantity approach. We create an individual targeted gameplan and tailor each application. Viewing an unlimited amount of properties sounds extremely stressful to us (especially when we are trying to reduce stress levels). Being professionals, we don't need to offer this 'fallback' approach of offering unlimited viewings.
What is your success rate?
We have a 100% success rate in getting approvals for our clients. We carefully screen all our clients to ensure we can assist based upon their personal credentials. We are not into wasting anyone or our own time.
Do you have access to off-market properties?
Yes, we have access to off-market properties through our close contacts/network and are often able to secure properties off-market for our clients. This is not something we guarantee, however, as there are many variables at play. Our first plan of attack is to leverage our connections to explore off-market properties, and if no suitable properties are available, will look at the open market.
Do you work Australia wide?
Yes we do! We have the network, connections and team of reps on the ground in each state.
